The building is located in a residential area on TC3 type ground so careful selection of the foundation and superstructure systems were required to minimize construction phase disruption to neighbours. The structural system consists of a mixture of precast concrete walls, steel frames and specifically designed timber wall elements founded on a concrete raft slab over a large gravel raft.

Large roof and ceiling spaces were required to allow the significant amount of services for the surgical facility to be installed. The exterior envelope of the building has been clad in cedar and takes the form of a residential building in order to blend in with its surroundings.
